Building recovery through safe and secure housing

At EF, we work nationally to support people affected by homelessness, drug, and alcohol use.

People often come to us at their lowest ebb. Our aim is to support those we work with back to independence and a happy, fulfilling life. But, to establish recovery, it must start with a roof. Somewhere safe to live, and a stable base from which to build.

Secure and safe housing is a human right, and we cannot overestimate its importance and value. Both to our residents, and the local communities in which we work.

We take pride in the strong, positive relationships we’ve built with landlords who are committed to supporting people in need, whilst enjoying the benefits that partnering with EF brings.

Sound investments and guaranteed rents

Partnering with Emerging Futures to provide housing is a sound investment.

Housing providers who lease properties to us get substantial partnership benefits. Whilst Landlords may venture into the sector to help tackle the homelessness crisis, they also need to get a solid return on their investment.

Our housing services are commissioned directly from local authorities. This means our partners can expect guaranteed, competitive rents – paid in advance and on time – based on two to five-year leases.

We don’t charge set ups costs, and there are no hidden management fees.

Compliant homes that are managed and maintained

Investors who want to buy and lease out homes for multiple occupancy must obtain appropriate licences and comply with housing legislation. Each of our properties has a dedicated and experienced housing management team who take ownership of all issues to do with compliance, repairs and maintenance.

We produce a schedule of works and support all mandatory licensing/article 4 directions requirements. So, our investors are confident in providing safe, high-quality homes that are fully compliant with health and safety requirements and local authority standards.

We also support landlords with the project management of property refurbishments using skilled tradespeople on our roster. This helps ensure projects are delivered on time and within budget.

Partnering with Landmarka

Emerging Futures has been working with Alexander Lyons of Landmarka since 2021 to deliver social housing in Cheshire East.

Speaking to Alexander, he said:

“As a Trustee for Stepping Stones Projects, an incredible charity that provides accommodation for vulnerable people at risk of homelessness in and around the North West, I understand the critical importance of providing housing for people in times of need.

“I was looking to find a social housing partner, but there were a lot of horror stories in the press at the time, with people taking advantage of the sector for financial gains.

“I had a conversation with Emerging Futures, and you could just hear the competence and understanding of the social housing space. It was a breath of fresh air. I visited one of the services in Crewe, and the entire team shared that passion for safe, quality housing.
